Rental Criteria

Some exceptions may apply. We do not base your acceptance on your credit score alone. We look at your application as a whole. We take into consideration your work, credit, rental and criminal history combined.

1. Income & Employment

  • Minimum six months steady work history (a transfer from another state is acceptable)

  • Salary (before taxes) should be at least 2.5 times the monthly rental amount

  • Income and employment must be verifiable. We can use check stubs from your employer or tax returns if self-employed

2. Rental History

  • No rental judgments in the past three years are acceptable (unless paid in full and there have been no problems with residency since)

3. automatic denial includes:

  • Eviction in last 3 years

  • Open judgements from landlords

  • Open bankruptcy

  • Tax lien

  • Felonies with physical harm, theft, drugs and sex related crimes

4. Pet Guidelines

  • Pets allowed with landlord approval only

  • Pets must be over 1.5 years old

  • Pets must be spayed or neutered

  • Breeds not allowed: Bull Mastiff, Doberman Pinscher, Pit Bull, Rottweiler, Wolf Hybrid, German Shepherd, Akita, Chow, Alaskan Malamute, and Stafford-shire Terrier.

  • Pet Application Fee: $100.00/pet

  • Monthly Pet Rent: $30.00/pet

  • Pet restrictions, processing fees, and deposits do not apply to service and/or comfort animals.

  • All applicants are required to complete a tenant only or pet/animal screening at https://arizonamanagement.petscreening.com/. There is no cost for non-pet owners or verified service/comfort animal owners. For pet owners, the cost is $20.00 for the first pet/$15.00 for additional pets.

Application Instructions

All applicants are required to submit both a rental application and a pet screening application in order to be considered for rent (this applies to all applicants with or without pets).

EACH PERSON 18 YEARS OLD AND OVER MUST SUBMIT AND PAY FOR A SEPARATE APPLICATION. YOUR APPLICATION WILL NOT BE PROCESSED UNLESS APPLICATIONS FROM ALL APPLICANTS HAVE BEEN RECEIVED. 

  • Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. 

  • We process our applications on a first come first serve basis. We will not process the application until it is complete. APPLICATION FEES ARE NON-REFUNDABLE once we beginning processing your application. 

  • To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information (Phone and Fax) for your rental references. You will also be asked to provide information on your monthly income and a valid form of ID. 

  • All applicants must submit a pet screening application. For applicants without pets or with verified service/comfort animals, the pet screening application fee is $0. For applicants with pets, the pet screening application fee is $20 for the first pet and $15 for every additional pet.
