Rental Criteria
All leasing information is believed to be accurate, but changes may have occurred since photographs were taken. Pricing and availability may change without notice. This home may be governed by an HOA and could require additional applications and/or fees. Bennett Property Management does not lease homes through Craigslist or any other classified advertising services.
1. Income
Must have verifiable income (gross) equal to at least three (3) times the monthly rent amount
2. Credit
Bennett Property Management will run a credit report to verify application information
We do not count discharged bankruptcies, medical bills, or paid collection/judgments against you
Unpaid collection accounts / judgments from utility companies or previous landlords are grounds for automatic denial of application (tenant will be given opportunity to correct)
3. Criminal History
Bennett Property Management will run a criminal background check to verify application information
Applicant's or household member's criminal background or reasonable likelihood that the applicant or those acting under his/her control will interfere with the health, safety, security, or right of peaceful enjoyment of the resident community is grounds for automatic denial of application
4. Rental History
Two (2) years verifiable (non-family) history is required [Co-signers may be considered for lack of rental history]
No more than two (2) late payments or one (1) NSF payment within the last year from any rental reference will be accepted, and all fees must be paid in full
Previous security deposit not returned (if applicable), current open evictions and/or legal (Non-Compliance) notices served are cause for denial
Previous evictions or open rental collection accounts are automatic grounds for denial and may require additional documentation, proof of payment and/or additional security deposits
5. Legal Presence
Applicant must provide original documents proving legal presence in the United States
6. pet restrictions
The Landlord has the right to restrict the breed, size, or species of the pet permitted on the premises (assistive animals excepted). The Landlord may withdraw their permission for the animal to live on the premises at any time based on reasonable standards that involve the conduct of the pet or the Tenant. Current prohibited pets include puppies or kittens, dogs over 30 pounds and dogs on the restricted breeds list. Please contact the property manager for further information.
Application Instructions
Applications will be processed in the order in which they are received. The application fee is $45 per adult 18 years of age and older. All applicants 18 years of age and older must complete separate applications and pay the application fee.
Before moving forward with the application please have the following information on hand: Source of Income, Current and Previous Landlord Contact, Vehicle and Pet Information. Please be prepared to upload copies of proof of income and your government issued ID.
