Rental Criteria

Pursuant to applicable state law, the following selection criteria are being provided to you. The following information provides the basis upon which Bullseye Property Management will make its decision. Any action taken in regards to your rental application will conform to all applicable federal and state laws. Moreover, a Bullseye Property Management property is still considered “available” and/or “vacant” until: 1) Landlord accepts the security deposit; and 2) Landlord and applicant sign a Bullseye Property Management lease. Applicants must move in within 21 days of approval. Your application may be used for any property available for up to 21 days.

1. Identity & Income verification

  • Landlord may ask for verification of your identity and income as provided in the rental application

  • The rent amount for the property, the sufficiency of your income along with your ability to verify the income, may influence the Landlord’s decision to rent the property to you

  • Applications will not be processed without a copy of a valid state or government issued identification. Valid state issued Identification must be submitted for any applicant over 18 years of age

  • Each applicant must provide proof of monthly gross income equal to three (3) times the rent amount. Proof of current income must be submitted in the form of the last two (2) check stubs, or if unavailable, a copy of the previous year’s W-2. Failure to supply this will result in rejection of your application. Income from the applicants may be combined

  • If applicant is starting a new job, applicant must supply an offer letter with compensation terms and the start date of employment dated prior to requested move-in date

  • If applicant(s) is/are self employed, tax documents from the previous 2 years are required

  • If applicants cannot prove the required income needed to rent the home, application will be denied

2. Credit

  • Bullseye Property Management will obtain a tenant screening report from its Tenant Screening Company (“Appfolio”) to verify your credit history

  • Any decision regarding the rental property may be based on the information received from the tenant screening report

  • Any combined or averaged credit score below 520 will be denied

  • Any combined or averaged credit score below 550 will require an additional security deposit 

3. Criminal History

  • Landlord will perform a criminal history investigation in order to verify the information you have provided on the rental application. Any decision regarding the rental property may be influenced by the information contained in the criminal investigation report.

  • Bullseye Property Management reserves the right to refuse leasing to an applicant with any criminal history (arrest and/or conviction)

  • Applicants will be denied if there are convictions involving a violent felony, sexual offense or drug paraphernalia charge

  • Furthermore, any misdemeanors or felony convictions not disclosed in the application will result in an automatic denial of the application

  • If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case by case basis. 

4. Rental History

  • Landlord will verify your prior rental history using the information provided on the rental application. Failure to provide requested information, providing inaccurate information and/or the information received upon contacting prior landlords may influence Landlord’s decision. 

  • Rental or residency verification will be verified for each applicant for the past 3 years.

  • If there are more than 2 late payments in any 12 month period, a higher security deposit will be required.

  • If there are more than 1 NSF payment in a 12 month period, a higher security deposit will be required.

  • If there are non-compliance issues that caused a non-renewal, a higher security deposit will be required or applicants will be denied.

  • Applicant may be denied if there are any evictions or rental judgments in past 5 years.

  • Family references are not considered verifiable and will require additional documentation.

Under Section 612 of the Fair Credit Reporting Act, you have the right to obtain a free copy of the report if you submit a written request to the reporting credit agency no later than 60 days after you receive this notice. Under Section 611 of that Act and state law, you also have the right to dispute the accuracy or completeness of any information in the report by contacting AppFolio, Inc. A copy of your Summary of Rights under the Fair Credit Reporting Act has been attached to this Tenant Selection Criteria. 

5. Pet Qualifications & Rules

  • A maximum of three (3) pets are permitted with each pet requiring a pet fee.

  • No aggressive dog breeds or exotic animals. In particular, pit bulls (and all of its variations) and Rottweilers and any mix breeds of pit bulls (and its variations) and/or Rottweiler lineage are not allowed. This does not pertain to assisting animals.

  • All pets must be listed on the rental application and must be licensed in accordance with all applicable governmental provisions. A photo of each pet is required with the application.

6. Occupancy Standard

  • The maximum occupancy for our properties is two (2) persons per bedroom. 

7. BANKRUPTCIES

  • Any history of bankruptcies, especially open and/or pending, may result in the denial of your application. 

8. CO-SIGNERS/GUARANTORS

  • Each Guarantor and Co-signer must provide proof of monthly gross income equal to five (5) times the rent amount.

  • Each Guarantor and Co-signer will have to complete an application and will be subject to application fees.

  • Each Guarantor and Co-signer will have to successfully pass background and credit screening, as outlined for a tenant/occupant.

9. VEHICLES ALLOWED AT/ON PROPERTY

  • Bullseye Property Management allows up to 4 vehicles at/on its properties, but this vehicle allowance is subject to HOA/local municipality approval, where applicable

  • Applicant/tenant must confirm with the HOA/local municipality, where applicable, the number of vehicles allowed at/on the property prior to lease execution

10. INFORMATION ON OUR WEBSITE

  • Our Website information (i.e., bedroom count, bathroom count, square footage, rent amount, etc.) is deemed reliable but not guaranteed. Tenant/applicant shall verify all information prior to execution of the lease.

  • Unless we authorize otherwise in writing, you and all coapplicants must sign the Lease Contract within 48 hours after we give you our approval in person, by telephone or by email, or within 5 days after we mail you our approval

  • If you or any co-applicant fails to sign as required, we may keep any earnest deposits as liquidated damages, and terminate all further obligations under this Agreement

Application Instructions

Application Fee: $45 

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. 

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that properties require that applicant combined gross income is at least three (3) times the monthly rent amount. 

Application fees and administrative fees are NON-REFUNDABLE and are used to pay for the costs incurred in the application process. You have delivered to our representative an application fee in the amount indicated below, and this payment partially defrays the cost of administrative paperwork. All other monies collected will be refunded according to applicable state law, terms under the residential lease agreement (“Lease”), terms and conditions under this application, and any other disclosures and notices provided to you by Bullseye Property Management. Application fees, administrative fees and a “hold” deposit must be paid in certified funds at the time of application submission. All other deposits (e.g., security and pet deposits) and fees, including 1st month’s rent must also be paid in certified funds. Occupants, over the age of 18 years, who are not named as tenants on the Lease will not be required to show proof of income, but will be subject to a complete tenant screening or at the very least, a criminal background screening. Providing inaccurate and/or incomplete information are grounds for rejection of an application and loss of any application fee and grounds for breach of the Lease. 

WITHDRAW BEFORE APPROVAL

You and any co-applicant may not withdraw your application or the earnest deposit. If you or any co-applicant withdraws an Application or notifies us that you've changed your mind about renting the dwelling unit, we'll be entitled to retain all earnest deposits as liquidated damages, and the parties will then have no further obligation to each other. 

COMPLETED APPLICATION

An Application will not be considered "completed" and will not be processed until all of the following have been provided to us: a separate Application has been fully filled out and signed by you and each co-applicant; an application fee has been paid to us; all documentation has been provided (paystubs, ID's etc). All are necessary for the Application to be considered completed. 

NON-APPROVAL

We will notify you whether you've been approved within 10 days after the date we receive a completed Application. Your Application will be considered "disapproved" if we fail to notify you of your approval within 10 days after we have received a completed Application. Notification may be in person or by mail or telephone unless you have requested that notification be by mail. You must not assume approval until you receive actual notice of approval. The 10-day time period may be changed only by separate written agreement. 

REFUND AFTER NON-APPROVAL

If you or any co-applicant is denied, we'll refund all earnest deposits that have been held within 30 days of such disapproval, except in cases of fraud or misrepresentation by the applicant(s). Refund checks may be made payable to all co-applicants and mailed to one applicant. 

EXTENSION OF DEADLINES

If the deadline for signing, approving, or re-funding deposits falls on a Saturday, Sunday, or a state or federal holiday, the deadline will be extended to the end of the next day. 

NOTICE TO OR ANY CO-APPLICANTS

Any notice we give you or your co-applicant is considered notice to all co-applicants; and any notice from you or your co-applicant is considered notice from all co-applicants. 

KEYS OR ACCESS DEVICES

We'll furnish keys and/or access devices only after: (1) all parties have signed the contemplated Lease Contract and other rental documents referred to in the Lease Contract; and (2) all applicable rents and security deposits have been paid in full. 

SIGNATURE

Our reception of this application is consent only to this Application Agreement. It does not bind us to accept applicant or to sign the proposed Lease Contract. 

By proceeding with the completion of a Bullseye Property Management online rental application, you have read, accepted and confirmed that you have had the opportunity to review this tenant selection criteria and standards and that you understand that if you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
