Rental Criteria

Rentzap LLC is a third-party service utilized by housing providers to screen and underwrite applicants. This is the criteria Rentzap uses to screen applicants.

1. Lease Start Date

  • Lease needs to start between 3 and 14 days from application acceptance.

2. identification

  • Applicants must be able to prove legal presence in the United States and provide a current, valid government-issued photo ID.

  • Acceptable forms of Identification are as follows:

    • Valid or expired, undamaged U.S. passport book or passport card

    • In-state, fully-valid driver's license or enhanced driver's license with photo

    • Certificate of Naturalization

    • Certificate of Citizenship

    • Government employee ID (city, county, state, or federal)

    • U.S. military or military-dependent ID

    • Current (valid) foreign passport

    • U.S. Permanent Resident Card (Green Card) - commonly used by a parent of a U.S.

      citizen child applicant

    • Trusted Traveler IDs (including valid Global Entry, FAST, SENTRI, and NEXUS cards)

    • Enhanced Tribal Cards and Native American tribal photo IDs

    • In-state, fully-valid learner's permit with photo,

    • In-state, fully-valid non-driver ID with photo

    • Temporary driver's license with photo.

    • State-issued Digital ID

3. income

  • Average Effective Gross Monthly Income (“AEGMI”) for the household must be at least three (3) times the amount of the monthly rent.

  • W-2 Employees: For W-2 Income please provide at least one of the following:

    • 1 month’s worth of paystubs that show your name, your employer, date range and gross income amount

    • 2 most recent months of bank statements that show your name, the date range of statements and gross income deposited regularly into your account

    • Executed Job Offer letter signed by both you and your employer that states your name, your position, your employer’s name and contact information, start date, how much your are paid and how you are compensated. *If you are using a Job Offer letter to verify your income, you will also be required to show proof of 3x the monthly rent in liquid assets.*

    • Please note these common proof of income mistakes that will slow down verifying your income:

      • Submitting screenshots of statements that don’t display all of the information requested such as your name and the date range. It’s better to download a pdf statement from your bank and send that to us

      • Submitting photos of checks made out to yourself (it won’t count as verified unless we can see income appearing on a statement from your account)

  • Self-Employed Income: For Self-Employed Income please provide at least one of the following:

    • 3 month’s worth of paystubs that show your name, your business name, date range and gross income amount

    • 3 most recent months of business bank statements that show your business name, date range of statements and regular payments to yourself

    • 3 most recent months of personal bank statements that show your name, date range of statements and regular payments to yourself

    • Last year’s Tax Return

    • Please note these common proof of income mistakes that will slow down verifying your income:

      • Submitting screenshots of statements that don’t display all of the information requested such as your name and the date range. It’s better to download a pdf statement from your bank and send that to us

      • Submitting photos of checks made out to yourself (it won’t count as verified unless we can see income appearing on a statement from your account)

  • Liquid Assets: For Liquid Asset documentation like stocks/bonds & savings please provide the following:

    • 2 months of bank statements that show your name, date range of statements and amount of funds.

    • Please note these common proof of income mistakes that will slow down verifying your income:

      • Submitting screenshots of statements that don’t display all of the information requested such as your name and the date range. It’s better to download a pdf statement from your bank and send that to us

      • Submitting photos of checks made out to yourself (it won’t count as verified unless we can see income appearing on a statement from your account)

  • Other Recurring Income: For all other types of recurring income like social security, pension, trust fund income, educational grants etc, please provide at least one of the following:

    • 3 most recent months of bank statements that show your name, the date range of statements and gross income deposited regularly into your account. These documents need to show the applicant’s information and that the funds have been available to the applicant for at least 60 days.

      • Submitting photos of checks made out to yourself (it won’t count as verified unless we can see income appearing on a statement from your account)

4. CREDIT

  • A soft credit inquiry will be processed on each applicant.

  • The average credit score for the household must equal or exceed a score of 600.

  • Open Collections, Charge Off and Judgments to housing providers must be satisfied. Chapter 7 Bankruptcy must be discharged over 90 days from date of application submission

  • Chapter 13 Bankruptcy must have an “order date” from the court one (1) year from application submission

  • Applicants with adverse actions from a "payday loan" or similar establishment within a five-year period of application submission will be denied.

  • Applicants with garnishment/collection from a State Child Support Agency within a two-year period prior to the application submission will be denied.

5. CRIMINAL HISTORY

  • Applicants that are registered sex offenders will be denied.

  • Applicants must have no felony convictions less than 5 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb-related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner

  • All other felony convictions must be more than 3 years old

  • Conviction of any drug-related offenses involving possession only, or alcohol-related offenses where no one was permanently injured or killed, must be at least 2 years old

  • Successful completion of any felony sentence at least 2 years ago and no new criminal activity for at least 2 years before this application is also required

  • No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted

  • If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information along with their application and it will be reviewed on a case-by-case basis.   • Applicants are encouraged to attach additional documentation or information to the application if they believe that documentation or information is relevant and necessary for the processing and evaluation of the application. Please submit by emailing team@rentzap.com

6. rental HISTORY

  • Rental history and/or previous home ownership will be verified for each applicant. Your application is not considered completed until all the addresses you have occupied in the last 2 years are documented

  • No more than (2) late Rent payments in a 12-month period

  • No more than one (1) NSF Rent Payment in a 12-month period

  • No non-compliance issues that resulted in non-renewal or eviction

  • No applicants with prior or pending eviction within a 3 year period of application will be accepted

  • No applicants with outstanding monies owed to an apartment community or landlord will be accepted.

7. animals

  • Large breed animals are classified as over 30lbs. Small breed animals are defined as 30lbs and under

  • We do not accept Pitbulls, Rottweilers, American bulldogs, Dobermans or Mastifs or any mixes of these breeds

  • Criteria do not apply to any assistive animals.

8. qualified assistive animals

  • Assistive animals require documentation as outlined by The A.D.A and HUD Guidelines FHEO-2020-01: https://www.hud.gov/sites/dfiles/PA/documents/HUDAsstAnimalNC1-28-2020.pdf

  • An individual seeking a reasonable accommodation for an assistive animal should provide documentation from a caregiver addressing that the animal provides support and alleviates one or more of the identified symptoms or effects of an existing disability.

  • Such documentation will be deemed sufficient if it establishes that an individual has a disability and that the animal in question will provide some type of disability-related assistance or emotional support.

  • Please note that Rentzap is a web-based screening tool and an individual’s disability or disability-related need for an assistance animal is not readily apparent or known to us. In cases where Rentzap becomes aware that a disability is readily apparent or known but the disability-related need for the assistance animal is not, we still require documentation of the disability-related need for an assistance animal.

9. occupancy

  • Households with more than two person per bedroom will be denied

  • Households with three or more unrelated persons applying for homes in the City of Tempe will be denied.

10. GUARANTORS

  • If your household has a guarantor, the guarantor must meet all of rental criteria and in addition:

    • Guarantor must have a minimum “AEGMI” of 4.5 times the monthly rent

    • Guarantor must have a minimum credit score of 600 to be included in your household

    • Only one guarantor may be added per household

11. FALSIFYING INFORMATION

  • Any fraudulent, false or misleading information will result in a decline.

  • If an applicant fails to meet any of the above criteria, the applicant may be asked to pay additional security deposit up to, but not exceeding, 1.5 times the rent. They may also be given the option of obtaining a guarantor.

Application Instructions

A rental application must be signed and processed on all prospective occupants 18 years of age or older. All prospective occupants will be qualified on the following five (5) criteria; 1) Income/employment 2) Credit 3) Rental history 4) Criminal history and 5) Pets

  • All applicants must be 18 years of age or older.

  • Married Parties must have Spouse apply and execute the lease even if not occupying unit due to Arizona’s Community Property Statutes.

  • All occupants 18 years of age or older must completely fill out & sign a rental application and meet our qualifying criteria. Leave No Blanks, any Blanks will result in Application being denied

  • ID Copy and Income Documents must be uploaded with the application
