Rental Criteria

Thank you for selecting Evolution Real Estate for your housing needs.

The following steps are REQUIRED to apply for residency at an Evolution Real Estate managed property.

While some of the information below may not yet be applicable to your situation, there are some provisions that may become applicable prior to signing a lease contract. In order to continue with this online application, you'll need to review the Application Agreement carefully and acknowledge that you accept its terms.

1. Application Standards

  • All applicants pass through a screening process.

  • Applications are processed on a first come first serve basis.

  • Incomplete applications will not be considered.

2. INCOME

  • You should have a gross monthly income of at least 3 times the monthly rent amount.

  • We must be able to verify employment history.

  • If you are self-employed, tax returns for the last 2 years or the most recent 6 months of bank statements are required.

3. CREDIT SCORE

  • Each applicant must have a minimum credit score of 600 or higher.

4. Rental History

  • Your current and previous 3 years of rental history must be free of evictions, judgements, outstanding balances and unpaid rents.

  • Additionally, your current and previous 3 years of rental history must be free from lease violations such as unauthorized pets or unauthorized occupants.

5. Occupancy Standard

  • The number of occupants must not exceed 2 persons per bedroom.

  • All occupants over the age of 18 must apply separately.

6. CRIMINAL HISTORY

  • If an applicant would like management to review additional information pertaining to a criminal conviction, current arrest, or warrant as part of their rental application, the applicant may submit the additional information to management along with their application.

7. Pet Qualifications & Rules

  • All pets are subject to owner approval.

  • Pet policies vary according to each home.

  • We use a third-party pet policy service for all pet screening

Application Instructions

Follow the application instructions below to complete your application.

  1. All occupants over the age of 18 must apply separately.

  2. Please be prepared to pay the application fee of $50.00 per adult. This is a NON-REFUNDABLE fee for the application and credit report.

  3. Upload a clear copy/photo of a government issued photo ID

  4. Upload a clear copy of the most recent 30 days paystubs OR self-employed income documentation (last 2 years tax returns, last 6 months bank statements)

  5. We will verify the information submitted and provide you an application decision. This process can take 2-3 business days.

  6. If you do not meet the minimum rental criteria, the landlord, at their sole option, may offer a conditional approval with an increased security deposit or with a co-signer.

  7. Evolution Real Estate is the Agent for the Landlord exclusively and does not represent the applicant or tenant.
