Rental Criteria
1. Income
Gross monthly income must be three (3) times the amount of the monthly rent. If employment income does not meet the criteria, documentation of other supplemental income must be provided (i.e. savings, stocks/bonds, social security, trust fund income, educational grants, etc.) Applicants need to supply seasoned and/or sourced documentation of supplemental income with application. These documents need to show the applicant’s information and that the funds have been available to the applicant for at least 60 days.
Employment must be current and verifiable. Contract letters of future employment will be accepted if verifiable through the employer.
Other verifiable income equaling three times annual monthly rent will be accepted if applicant does not have monthly income but has funds available.
Verifiable income includes as confirmed by employer, trust officer, tax returns, or other satisfactory documentation as required
Self Employed Applicants must provide 3 Paycheck Stubs from their Company to their personal name or 2 months of bank statements confirming deposits from their Business to their personal account. Gross business income or receipts will not be accepted.
In a Roommate situation, roommates income may not be combined to meet the requirement. Each roommate must meet the 3x income requirement individually.
2. Evictions
The following are grounds for denial:
Any open eviction
Any unsatisfied eviction judgement
Any satisfied eviction in the past 2 years
3. Credit
The following are grounds for denial:
Any unpaid rental collections in the past 5 years
Any paid rental collections in the past 2 years (applicants may be approved on a conditional basis)
Any bankruptcy filed or discharged in the last year
Any open bankruptcy of any kind will be automatically denied
4. Credit scoring criteria
Approved = 800 and above
Conditional = 600-800
Denied = 600 and below
5. Criminal History
The following are grounds for denial:
Any felony relating to or regarding a person, property or drug related criminal activity in the past 3 years from the date of the investigative report to the date of the conviction, release from custody or parole, whichever occurs last; or in the case of any form of a diversion program, seven years from the date of the offense to the date of the investigative report.
Any misdemeanor relating to or regarding a person, property or drug related activity in the last 2 years from the date of the investigative report to the date of the conviction; or in the case of any form of diversion program, five years from the date of the offense to the date of the investigative report.
Any sexual related crimes and offenses
Any crimes against children or animals
Any pending, or looming legal action found which could result in a disqualifying felony or misdemeanor conviction as set forth above.
Any active warrant or open criminal case
6. Rental History
Rental history and/or previous home ownership will be verified for each applicant
No more than (2) late Rent payments in a 12-month period
No more than one (1) NSF Rent Payment in a 12-month period
No non-compliance issues that resulted in non-renewal or eviction
Applicants with prior or pending evictions within the last 3 years will not be accepted
7. Pet Qualifications & Rules
All pets are subject to owner approval
Upon owner approval of pets, pets and service/assisted animals must be registered and verified via Petscreening.com
Pet rent is $25.00 a month. All service/assisted are free upon verification
All pets must be over 1 year old. Pets younger than 1 year old will not be accepted
CRITERIA DO NOT APPLY TO ANY ASSISTIVE ANIMALS. ( Documentation Required as outlined by The A.D.A and HUD Guideline FHEO-2020-01 )
8. Tenant advisory
Review the residential lease prior to signing it
Review the residential lease owners property disclosure form
If the property is in an HOA, the tenant should review the CCRs of the HOA
If the property is built prior to 1978 a lead paint disclosure form will be provided
A move-in checklist should be provided by the landlord and should be returned to the property manager within 5 days of move-in
All pets subject to owner approval
No smoking allowed
Application Instructions
