Rental Criteria

1. Occupancy Guidelines

  • Two bodies per bedroom

2. Income, Credit & Rental History

  • All applicants or co-signers that are financially responsible for the rent must pass a credit screening.

  • All adults 18 years of age and older must pass a criminal background and eviction check.

  • Gross monthly income must be equal to 3 times the amount of monthly rent. Co-signers must meet an income

    requirement of at least 4 times the amount of monthly rent.

  • Applicants and co-signers must have at least 12 months of verifiable current employment with same employer or field

    of work.

  • A month’s worth of the most current pay stubs must be provided. A signed letter from employer on company

    letterhead may be used if applicant does not receive paystubs.

  • Self-employed applicants must provide two (2) years of tax returns and 3 months of most current bank statements.

  • 75% of accounts shown on credit report must be positive (excluding all medical bills and/or student loans and

    mortgage foreclosure)

  • Any bankruptcy must be discharged.

  • Must have minimum 12 months of current stable, positive rental history or a cosigner and/or additional deposit up to

    one and half times the rental rate may be required.

3. Criminal Background

  • Any criminal background or felony conviction that is not deemed to be a threat to the community may be considered

  • Any applicant with misdemeanor or felony crimes involving violence, drugs or sex offenses will not be considered

4. The Following Are Grounds for Immediate Denial

  • Any application that is falsified

  • Any application with falsified social security number

  • Any application with two (2) or more landlord debts, paid or unpaid within last 2 years

  • Any application with a bankruptcy that has not been discharged

Application Instructions

Application fee of $45.00 per every adult 18 years of age or older must be received before application will be processed. Please also include two most recent paystubs/proof of income, a copy of each applicant’s social security card and a copy of each applicant’s valid state ID/Driver’s License. A Holding Fee/Earnest Deposit of $300.00-$500.00, is required within 24 hours of application approval to secure rental and take it off the market. Amount of holding deposit determined by management prior to application submission. Certified funds only please. Lease signing required upon approval.

Applicable Fees and Move in Costs and Conditions

  • $45.00 Application Fee for each adult over the age of 18 required.

  • A $300.00 non-refundable pet fee may apply and is determined by Management. All dogs must be of a non-aggressive

    breed. Certain weight restrictions may apply.

  • A $300.00 Administrative Fee is required at move-in unless waived under move-in special.

  • All utilities must be in the tenants name on the day of move-in, verification is required to obtain keys. All utilities will be disconnected as of the move-in date from the landlord’s name.

  • $300.00-$500.00 earnest deposit/holding fee is required to take the house off the market after application approval and will hold the home for up to 2 weeks max from submission. If that fee is not paid within 24 hours of application approval, the home is not being reserved/held for you and another applicant supplying an app and the earnest money will be considered. If you require a hold longer than 2 weeks, please submit request with application for approval. Amount of earnest deposit/holding fee is determined by management prior to application submission. The earnest money is non-refundable once you have been approved and notified by our office.

  • All move-in money must be in the form of certified funds payable to Paramount Property Management & Realty and paid on or before the move-in date. Any deviations of this policy need to be in writing and approved by the property manager or broker for the company.
