Rental Criteria

1. rental qualifications

  • Verifiable gross monthly income in excess of 3 times the monthly rent

  • Positive rental/home ownership verification history for the past 12 months

  • Current job history verification

  • Pets are subject to Owner Approval. And are required to be screened through Purcell.petscreening.com at a tenant expense of $20

  • Rental insurance is required. Tenant must submit the declaration page to Purcell & Associates.

  • Tenants with felonies will be approved or denied on a case by case basis.

2. standard fees

  • Security deposit equal to one month's rent (refundable)

  • Cleaning fee of $300 (refundable)

  • Pet deposit of $200 per pet (with owner approval, refundable)

  • Rental tax not included in rent shown, each city carries their own tax base amount (see listing)

  • Application fee of $45 per applicant is non-refundable

  • A/C Filter Delivery Program is included in the total rental at $20 a month

Application Instructions

APPLICATIONS ARE PROCESSED IN THE ORDER IN WHICH THEY ARE RECEIVED. 

There is a non-refundable application fee of $45 for each individual. Anyone 18 years of age or over must apply. The application fee must be paid online through a service called PayLease. Use the link below to create a PayLease account and pay for your application. Applications received without payment will not be processed. The following are also required:

  • Two most recent pay stubs (bank statements for direct deposit payroll) for all applicants are required.

  • Two forms of ID for each applicant are required (driver's license, SS card, etc.)
