Rental Criteria 

Thank you for considering our property. I look forward to working with you. Each home I manage has a separate owner, each with unique standards and goals. Please note the requirements on this page are guidelines that may vary by owner.

All investigations performed will be approved or declined by the landlord using the rental criteria below after an individual assessment has been done.

1. Criminal Criteria

The following are grounds for denial:

  • Any felony relating to or regarding a person, property, or drug-related criminal activity in the past 10 years from the date of the investigative report to the date of the conviction, release from custody or parole, whichever occurs last; or in the case of any form of a diversion program, seven years from the date of the offense to the date of the investigative report.

  • Any misdemeanor relating to or regarding a person, property, or drug-related activity in the last 5 years from the date of the investigative report to the date of the conviction; or in the case of any form of a diversion program, five years from the date of the offense to date of the investigative report. 

  • Any sexual related crimes and offenses

  • Any crimes against children or animals

  • Any pending, or looming legal action found which could result in a disqualifying felony or misdemeanor conviction as set forth above

  • Any active warrant or open criminal case

2. Eviction criteria

The following are grounds for denial:

  • Any open eviction

  • Any unsatisfied eviction judgment

  • Any satisfied eviction judgment in the past 3 years

3. Credit criteria

The following are grounds for denial:

  • Any paid or unpaid rental collections in the past 2 years

  • Any bankruptcy filed or discharged in the last 1 year

  • Any open bankruptcy of any kind will be automatically denied

4. credit scoring criteria

  • Approved = 800 and above

  • Conditional approval = 600 to 799

  • Denied = 590 and below

5. Pet criteria

  • All pets are subject to owner approval

6. tenant advisory

  • Review the residential lease prior to signing it

  • Review the residential lease owner's property disclosure form

  • If this property is in an HOA, the tenant should review the CCRs of the HOA

  • If the property is built prior to 1978 a lead paint disclosure form will be provided

  • A move-in checklist should be provided by the landlord and should be returned to the property manager within 5 days of move-in

  • Pets allowed with prior written approval. All pets subject to owner approval

  • No smoking allowed

Application Instructions

A rental application must be signed, processed, and paid for by all prospective occupants 18 years of age or older. Application fees are $35 per adult and are non-refundable once submitted.

Before moving forward with the application, please have the following information on hand:

  • Source of Income

  • Current and Previous Landlord Contact

  • Vehicle and Pet Information

  • Please be prepared to upload copies of proof of income and your government issued ID
