Rental Criteria

1. Income

  • Household Income must be 3X the rent in provable net income - not gross income. 

  • Unemployment benefits and unscheduled bonuses are not considered acceptable forms of income. 

2. Credit

  • Minimum acceptable credit score is 525

  • If credit score is lower than 525 application may be considered, however if it is considered, a higher security deposit than the advertised amount would be required

3. Criminal History

  • Criminal background will be evaluated on a case by case basis

4. Rental History

  • Evictions within the last 10 years will not be considered

  • Outstanding Judgements from landlords/Collections from landlords: Please do not apply - Application will not be considered

5. Pets

  • Maximum of 2 pets per property. All pets subject to owner approval.

Application Instructions

All occupants 18 years of age and older must complete a rental application. The application fee is $40 per adult.

Please complete all application questions using the link below to order your credit and background report. You must provide a valid name, DOB, SSN, and address, and answer four identity authentication questions from the credit bureau to complete your order successfully. If you have a security freeze on your credit file, the freeze must be lifted or removed before you can proceed.
