Rental Criteria
1. Income
Household Income must be 3X the rent in provable net income - not gross income.
Unemployment benefits and unscheduled bonuses are not considered acceptable forms of income.
2. Credit
Minimum acceptable credit score is 525
If credit score is lower than 525 application may be considered, however if it is considered, a higher security deposit than the advertised amount would be required
3. Criminal History
Criminal background will be evaluated on a case by case basis
4. Rental History
Evictions within the last 10 years will not be considered
Outstanding Judgements from landlords/Collections from landlords: Please do not apply - Application will not be considered
5. Pets
Maximum of 2 pets per property. All pets subject to owner approval.
Application Instructions
All occupants 18 years of age and older must complete a rental application. The application fee is $40 per adult.
Please complete all application questions using the link below to order your credit and background report. You must provide a valid name, DOB, SSN, and address, and answer four identity authentication questions from the credit bureau to complete your order successfully. If you have a security freeze on your credit file, the freeze must be lifted or removed before you can proceed.
