Rental Criteria

Applicant should have a Fico Credit Score of 620 or higher
Applicant should possess a verifiable gross income of 2.5 times the monthly
Applicant must possess a verifiable positive rental history
We do not rent to sex offenders and certain felons. We will consider each felony on a case by case basis per our office policy
Applicants must not have any recent eviction history within the last 5 years
Certain dog breeds will not be approved
2. Rental History
12 months of verifiable favorable rental history or home ownership.
No recent evictions or judgments will be considered.
3. Employment & Income
12 months of employment or similar employment, verified by copies of recent 2-3 month pay stubs.

4. Criminal

5. Bankruptcy
Open bankruptcies are not accepted. Bankruptcies, short sales, and foreclosures are considered on an individual basis.
5. Pet Qualifications & Rules
Cats, exotics, Pitbulls, Rottweilers, Akitas, or Dobermans are generally not permitted.
Any and all pets will require owner/management approval and be considered on an individual basis.
Service Animals: We comply with the Federal Fair Housing and Americans with Disabilities Act. Service animals are permitted with the required approval forms.
6. ID Required
Each applicant over the age of 18 will be required to produce original documents i.e. driver's license or other government-issued ID cards. Please send all documentation to leasing@worldclassprop.com
Application Instructions
There are two parts to our application process.
Please email proof of income and a photo ID to leasing@worldclassprop.com.
Fill out the application by clicking “Apply Now” below.
We will not process any application until we receive proof of income, a photo ID, and a completed application for each individual 18 years of age or older.
Each individual 18 years or older that will be occupying the property must fill out an application, submit documentation and pay the application fee. Even if you intend for them to be an occupant only and not a legally/financially responsible party to the lease, we must process the credit/criminal history reports.
The required $55 application fee is non‐refundable for any reason. Applying to rent a home does not guarantee its availability. Occasionally, we receive multiple applications for the same property. We will process the first completed application(s) with all documents submitted, in the order in which we receive them, and the first applicant to meet our rental criteria will be approved. Please contact the agent or office prior to submitting any applications to verify availability.
The earnest deposit, equal to the amount of 1 month rent, is due in certified funds (cashiers check or money order). You will be notified of application approval via email and must remit the deposit to our office located at 2222 South Dobson Rd. # 204 Mesa, AZ 85202 within 24 hours of application approval.
Once the earnest deposit is submitted, if the applicant(s) fails to enter into the rental agreement or fails to take occupancy on the date specified, for any reason, the earnest deposit will not be refunded.
Inaccurate, incomplete, or falsified information will be grounds for denial and may be grounds for breach of any lease you may sign.
